If we have problems with the behavior of a resident, who will deal with it?

Just like you, we take this topic very seriously. We install MINUT noise detectors measuring decible levels.  We immediately receive alerts when too loud, and sends auto reminders to quiet down.  We have a strict no-party policy, and impose quiet hours after 10pm in our House Rules.  We also install Ring doorbells that capture unauthorized people.  In this setting of a party or violation of our policies, we immediately cancel their reservation.

How do residents deal with property issues not resulting from normal wear and tear?

Our own maintenance will cover issues not in the scope of the building maintenance - light maintenance, touch ups, non-working wifi, clogged toilet.

What will insurance cover?

We will obtain our own home insurance sufficient to protect the properties and the resident.  Online platforms will provide additional host liability insurance.  Everyone - including guests, cleaners and handymen - are all covered.
